Sounds simple enough but the process is more involved than it may initially seem. To begin with, setting the price usually involves reviewing and analyzing recent sales and listings of comparable properties to ensure your property can be marketed in its best light. Often, there is some disconnect, between a sellers expectations and current market conditions. While I strongly agree that the list price should be set by the seller, it is my responsibility to ensure that this price is arrived at in an informed manner.
As a listing Realtor, after marketing material is prepared, a large part of our job is "selling" to other sales representatives. If we can show other agents that your property is good value and should be at the top of their list, they in turn will recommend your property to their clients, which of course is exponential exposure for you.
