My Personal Service Standards
Client – Agent Representation Relationships
At the beginning of my client relationship with my Buyers and my Sellers, I will explain Representation and my client-agent obligations, noting the responsibilities of all parties.
Privacy – Confidentiality
Throughout any agency relationship I will endeavour to keep my clients privileged information private and will observe the rules and protocols of the Privacy Act at all times.
Guide and Explain
I will explain to my clients, every step in the marketing, listing, viewing, offering and closing processes as we go through. I will be available to answer questions and I encourage my clients to ask questions as they arise. I will be proactive and offer guidance at all stages including items like the amount of deposit money that should be secured and what terms and contingencies may be considered reasonable. I will put my client’s best interest ahead of my own at every step of the way.
I will establish consistent communication with my clients, either in person, on the telephone or via e-mail, and will commit all understandings to writing.
Special Relocation Assistance
I will provide my clients with special relocation assistance if moving out of the area. I shall endeavour to connect our clients with a recommended Royal LePage Realtor in their new area who specializes in the market and type of property they are relocating to.
My Sellers Can Expect:
Full Comparative Market Anayalis
I will prepare a detailed market analysis of the property and provide it to the seller in a written report which I will review with them. I will answer all questions and make a recommendation to them of an appropriate list price and an expected selling price for the property.
Once we have agreed to an appropriate list price, I will prepare the Listing Agreement and review all the terms and conditions with the client.
Maximum Market Exposure
My client’s property will be fully exposed to the largest number of potential buyers possible. Normal marketing channels include exposing the property to all Realtors in my office, setting up a tour for the local co-operating Realtor offices, posting on the Royal LePage Corporate website, Royal LePage Lakes of Muskoka’s website and my personal website as well as REALTOR.ca and homesaccrosscanada.ca. On occasion I will also use print media to market property and when appropriate host open houses.
Preparing the Home
I will advise my clients on how to best prepare their property to show it in the most positive manner. I will draw attention to items that need to be addressed for optimal showing impact. I will not gloss any physical defects or esthetic issues, but, will give constructive advice on how they may be corrected.
Appointments and Negotiations
I will ensure that all appointments and negotiations by interested parties and other agents are co-ordinated through my office and I will always be informed of all activity on the property. I will be present at all offer presentations.
Information on Activity
I shall advise my clients weekly of buyer activity and interest, local market conditions and other factors that may affect the sale of their property. I will provide an updated Market Value Analysis, as warranted by increased or decreased market activity.
I will endeavor to get feedback from every Realtor who shows your property. I will convey this feedback to you exactly as convey to me “good” “bad” or “indifferent” so that we can make informed decision about the listing.
I will advise my clients that I cannot properly represent nor professionally service a listing that is overpriced, as I must be able to substantiate and defend my client’s price in negotiations with a buyer.
I believe that only a well “qualified listing” can sell. I provide my clients with a comprehensive evaluation and an effective marketing plan. I endeavour to collect and prepare an accurate detail sheet for every property I list
My Buyers Can Expect:
My buyers will be able to select either to be my clients or my customers and once they have elected what kind of representation they wish I will prepare the appropriate agreement and review it with them prior to signing.
Complete Active Listing Information
Once a buyer has signed a representation agreement I will diligently review all active listings and supply the information to the Buyer. Once the initial group of active listings have been submitted I will monitor new listings daily and forward anything new to my buyer as appropriate.
Coordinate Property Showings
When a buyer has reviewed and selected the listings that they want to view I will make appointments to view the properties selected and provide to the buyer as much additional information as is available for each listing selected.
Full Comparative Market Anayalis
I will prepare for my buyer clients (not all buyers will choose to be clients and some services are not available to customers) a detailed market analysis of the property that they want to purchase, in a written report which I will review with them. I will answer all questions and make a recommendation to them of an appropriate offer price.
Structuring the Offering
I will advise my buyer clients on the most advantageous way to structure an offer for their selected property. This “structuring” may include a conventional sales approach, mortgage takeover or assumption, second mortgage purchase, lease purchase or other methods of purchase.
